Locate. (the "Service", at locateapp.net and locator-hub.web.app, together with its companion browser extensions) is an independent productivity tool for apartment locators. It is built and operated by Jonathan Gilliam, an apartment locator working as an independent third-party contractor ("the Operator").
Locate. is not an official product of any brokerage. It is not made, maintained, endorsed, or supported by any brokerage or company its users work with, and no such company has any responsibility for the Service or anything in it. Brokerages appear in the Service only as workspaces whose own admins manage their members' access. Your use of the Service is an arrangement between you and the Operator only.
Access is limited to people the Operator authorizes, generally locators signing in with a Google account that belongs to a participating brokerage's approved domains or members. Access is a courtesy, not a right: it can be changed, limited, or revoked at any time, for any reason, without notice. You are responsible for everything done under your sign-in, and you agree not to share your access with anyone else.
Always confirm with the property before you rely on anything. Property information in the Service (commissions, hold times, specials, screening requirements, contact details, notes, tags, and everything else) is entered and edited by fellow locators and synced from shared sources. Nobody checks it for you. It can be wrong, incomplete, or out of date at any moment.
The Service is an organizational aid, not a source of truth. Before you quote terms to a client, send a guest card, schedule a tour, or expect a commission, verify the details directly with the property. The Operator and other contributors are not responsible for decisions you make, money you lose, or relationships you damage by relying on unverified information from the Service.
The Service comes with no backup and no guarantee against data loss. Keep your own copies of anything important. If your client list, notes, screenshots, documents, or anything else is lost, corrupted, overwritten by a sync conflict, or deleted by cleanup, the Operator is not responsible and there may be no way to get it back.
Specifics you accept by using the Service:
Export regularly. Copy anything you need into your own records (your own documents, spreadsheets, or files) on a schedule that matches how much you would mind losing it.
The Service works on top of services the Operator does not control, including Google (Drive, Gmail, Calendar, Sheets), Craft, and the Chrome Web Store. Their terms govern your use of them, their outages are not the Operator's fault, and changes they make may break parts of the Service at any time.
The Service is provided "as is" and "as available", with all faults and without warranty of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. No advice or information obtained through the Service creates any warranty.
To the maximum extent permitted by law, the Operator will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of data, commissions, profits, clients, or goodwill, arising out of or related to the Service, even if advised of the possibility. To the extent any liability cannot be excluded, the Operator's total liability for all claims combined is limited to fifty US dollars ($50).
These terms and the Service itself may change at any time; the current terms are always at this page, and continuing to use the Service means you accept them. The Operator may suspend or end the Service, or your access to it, at any time. Sections 3, 4, 7, 8, and 10 survive termination.
These terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. If any part of these terms is found unenforceable, the rest remains in effect. These terms are the entire agreement between you and the Operator about the Service.
